A master planned community is a large-scale residential development that includes amenities for its residents. These amenities, such as swimming pools, fitness centers, social buildings, and dog parks, are what distinguish a master planned community from a typical housing subdivision.
- Where is Candela located?
Candela is located in Richmond, TX in Fort Bend County. Small town charm meets easy access to conveniences, activities, and jobs in Houston, Sugarland, and Katy.
- How far is Richmond, Texas from Houston?
Richmond, TX is 30 miles southwest of Houston. Our location is easily accessible via I-69, Westpark Tollway, or Grand Parkway.
- How large is the Candela property?
The total size of the property is 578 acres. This includes park areas such as our future Solstice Park and future pocket parks. Other outdoor spaces include a playground, future dog park, and yoga lawn.
- Who are the developers?
Johnson Development Services is the developer of Candela. They are a premier land development services company focused on delivering quality master planned community execution.

- What is a move-in ready home?
A move-in ready home (also known as a quick move in or QMI) is a home that is under construction or already completed and ready for you and your family to move into as soon as you’ve closed on the house.

HOA
- What is an HOA?
A homeowners association is an organization responsible for enhancing the lives of a community’s residents and for safeguarding property values of the homes within the community. It does so by establishing rules and guidelines for maintaining the community’s overall appearance, overseeing the maintenance and repair of amenities and other community assets, and coordinating activities and events for residents.
- How much is the annual HOA fee?
The HOA fee is $750/year.
- What is included in the fee?
HOA dues finance community management and staff, amenity maintenance, operations and repairs, common space landscaping, and lifestyle programming and activities.

Candela is zoned to the acclaimed Lamar CISD. Residents currently attend:

- What is a MUD tax?
A MUD (municipal utility district) is a special governmental entity created by the State of Texas. The MUD tax takes the place of typical city taxes.
